Essential Principles for Common Parking Area Usage Under Condominium Law

With the increasing number of vehicles in residential complexes, the management of shared parking spaces has become a key operational focus. Under the provisions of Condominium Law No. 634, the primary legal principles governing parking areas are outlined below:

1. Common Area Status & Usage Rights:

   Unless explicitly defined otherwise in the architectural project, parking facilities constitute common property. Pursuant to Article 16 of the law, every property owner holds the right to utilize common areas in proportion to their land share.

2. Allocated Parking Spaces:

   Assigning specific parking bays to designated units requires an explicit clause within the property's Management Plan or an officially adopted resolution by the Board of Owners.

3. Vehicle Limits & Visitor Parking Policies:
