With the growing adoption of sustainable transportation solutions, requests to install electric vehicle (EV) charging stations in residential complexes and apartment buildings have increased significantly. Under the provisions of the Condominium Law No. 634 (KMK), the legal and technical requirements governing this process are outlined below:
Prior to installing an individual or shared charging unit, the capacity of the building's current electrical infrastructure and load availability must be officially assessed and certified by authorized technical personnel.
Under Article 19 of the Condominium Law, modifications to electrical infrastructure and installations in common areas require a four-fifths (4/5) majority vote of all property owners at the Board of Owners meeting.
For individual charging units, power consumption must be metered separately via dedicated sub-meters or integrated smart billing systems to ensure utility costs are directly billed to the individual property owner.
